Abstract

The aim of this study was to evaluate land use and regulation criteria of one of the serviced plots projects for low-income group in Amman, implemented by the Housing and Urban Development Corporation (HUDC), Tabarbour1 Project/ Marka District. The study used descriptive and quantitative methods to analyze collected data; a questionnaire was distributed of a sample of 47 households, (25% of the total built residential plots in the project). The researchers evaluated the project in terms of the land use and regulation criteria implemented in the project. The opinions of the study sample about the resulted built environment after implementing these criteria were studied. The study concluded that this project achieved an important goal of the residents, which is the plot ownership, and building a house by the owner that grows with the increasing needs of his family. The residents preferred this type of housing projects than the ready built apartment projects. The study suggested some changes on the regulation criteria of the project, to solve some problems that people face, and to improve the planning of future similar housing projects.

الملخص

تهدف هذه الدراسة الى تقييم استعمالات الأراضي وأحكام التنظيم في أحد مشاريع قطع الأراضي المخدومة لذوي الدخل المتدني المنفذة في محافظة عمان من قبل المؤسسة العامة للإسكان والتطوير الحضري، وهو مشروع طبربور1 في لواء ماركا. وقد استخدمت الدراسة أسلوب البحث الوصفي والكمي لتحليل البيانات، وبلغ حجم العينة 47 أسرة يمثلون 25% من عدد القطع السكنية المبينة في المشروع. وقد تم تقييم المشروع من حيث استعمالات الأراضي وأحكام التنظيم في المشروع، وتم أخذ آراء عينة الدراسة حول البيئة المبنية الناتجة عن تطبيق أحكام التنظيم المقررة في المشروع. وتوصلت الدراسة إلى أن هذا النوع من مشاريع الإسكان، قد ساهم في تحقيق هدف مهم للأسرة وهو تملك المسكن وبناؤه بالطريقة التي تناسب الأسرة، بحيث ينمو المسكن مع نمو الأسرة وتطور احتياجاتها. وبينت الدراسة تفضيل السكان لهذا النوع من المشاريع على مشاريع الشقق الجاهزة، مع توثيق اقتراحاتهم لبعض التعديلات على أحكام المشروع، وذلك لحل المشكلات التي يعانونها، ولتحسين تخطيط المشاريع المشابهة مستقبلاً.
